CONCEPT & VIABILITY
In this stage, we create an initial design that takes into account the client's requirements for space, materials and building services, ensuring compliance with land use regulations, and reviewing costs and project timeline.

DESIGN DEVELOPMENT
In this stage, we further develop the design, including systems, materials and finishes, review schedule and budget with the client, coordinate with other consultants, prepare design drawings and technical details, and agree on building plan approval requirements with the local authority.

DOCUMENTATION & PROCUREMENT
In this stage, we prepare and submit documentation for building plan approval, coordinate with consultants, review costs and schedule, obtain client approval, prepare specifications for the works, solicit bids, evaluate them and recommend the chosen contractor, prepare and sign the contract, and complete all remaining technical and construction documentation.

CONSTRUCTION
In this stage, we oversee and manage the construction process, including administering the contract, giving possession of the site to the contractor, issuing construction documentation, reviewing subcontractor designs and inspection works for compliance, managing the completion process and assisting the client to obtain the necessary documentation for occupation certificate.

CLOSE-OUT
In this stage, we complete the project by facilitating the project close-out, including the collation of necessary documentation for completion, handover and operational manual of the project, issuing completion certificates, and providing the client with construction records and contractor's undertakings.
